Application
- All adult applicants (18 years or older) must submit an application for residency. A separate application fee is required per person.
- Applicant(s) understands all application and administrative/holding fees are due paid in full before the application will be processed and considered for occupancy.
- Applicant(s) must provide verifiable social security number, Visa or Resident Alien Card.
Income & Employment
- Must have verifiable employment history for at least six (6) consecutive months.
- Must provide three (3) current pay stubs or employment verification on company letterhead including date of hire, position, salary or hourly rate and hours worked per week. This document must be signed by designated supervisor and notarized.
- Household income is equal to or greater than 2.5 times the rental amount. Income for Roommates may be combined to meet the requirements.
- If self-employed, a copy of the previous year’s tax return or W2 is required.
- Income from social security, pensions, etc. must be verifiable.
Rental History
- Must have one (1) year of verifiable and favorable rental history from valid source or proof of home ownership.
- Verification of rental history from private owner will require a copy of the legal lease agreement or a notarized statement.
- Any evictions recorded over the most recent four (4) year period will result in an automatic denial. Any open landlord collection accounts to exceed $500.00, between zero (0) months and five (5) years could result in an extra security deposit in addition to any deposit that may be required. Dismissed or satisfied landlord debts with payment verification will be excluded from this calculation.
Credit Recommendations
- Satisfactory credit status.
Background Check
- Applicants will be automatically denied with a criminal background that includes the following:
o Felony conviction
o Drug conviction (Misdemeanor or Felony)
o Aggravated assault conviction (Misdemeanor or Felony)
o Criminal conviction which threatens the welfare or health and safety of the community.
- Applicants will be automatically denied with a Misdemeanor of a violent nature, if one (1) or more occurring over the most recent seven (7) year period.
Cosigner/Guarantor Requirements
- Co-signers/Guarantors allowed at select communities.
Occupancy Standards
- 1 Bedroom up to 3 people.
- 2 Bedroom up to 5 people.
- 3 Bedroom up to 7 people.
Vehicle Standards
- 1 bedroom up to 2 vehicles.
- 2 bedroom up to 3 vehicles.
- 3 bedroom up to 3 vehicles.
Cancellation Policy
Application fees are non-refundable. Administrative fees become non-refundable after 48 hours from the time this agreement is signed by the applicant. In the event the Applicant is approved, a Stellar Residential team member will notify Applicant by telephone. In the event the Applicant fails to execute the proposed Lease Agreement, Stellar Residential may retain the entire application and administrative fees for liquidated damages.
Verification Documents
- Stellar Residential will verify the following during the application process:
o Birthdate
o Social Security Number
o Full Legal Name
- Upon Move-In the applicant will be required to provide a government issued ID. Stellar Residential accepts the following documents & identifications: State Identification Card, Driver’s License, Passport, Work Visa, Military ID.
